building Man Cave One in Scottsdale AZ

    the owner of the company came out himself. He wanted me to me happy about the job since my GC gives him a lot of work.

    Garage interior walls were coated today with thompson water seal. Should be good for 5-7 years. Then just simply recoat. 7 gallons.

    Anyone know where to buy hi top T5 lights cheep?

    Just finished the update on the accounting.
    12% over. Mostly soft cost. The extra inspections
    and not signing contracts early have really added up.

    They were here at 8AM and just left a hour ago. Swept the floors so they could move around and installed the wires and pink stuff. R30 on the ceiling R19 in the walls.

    The pictures are now reloaded. Decided on HVAC company. $600 more but they came up with an effective way of ducting the system.

    They also up the grade of the unit to a Trane 14.5 seer and using a little bigger duct.

    Tuesday after, roof tiles came on a big truck.

    Only a week early and they still are not coming out until next week.

    Will start dry walling on Thurs. Running speaker wiring on Wed.
    Pulling low voltage lines.

    Sparky was here this morning to switch and hang lights.

    6 8 foot T5 lamps with 54 watts high output lights. It looks
    like the sun was lighting the whole place up. Will take pics tonight
    after sunset to show you the light coming out.

    Garage door has been order. Drywall is here , last framing wall will
    go up in the morning.

    Looking for concrete pad bids now.

    A little after 9PM and it's dark outside.

    Here it is with the lights on. Very impressing with the reflective ceiling foil.
    Almost too bright.

    whats with the foil?Is the insulation pushed hard up under the sheets of ply?Why is there foil in the main garage area but not in the upstairs area behing?
    I guess the tiles will be laid on some timber battens with some sort of paper or felt under the tiles?Really interesting to see how different construction can be in different parts of the world

    the foil is holding nakes batts of insulation. There are wires pulled tight to keep the insulation close to the sheathing.

    The upstairs is getting dry walled so foil is not needed. Building in the Southwest is totally different. I built home on the east coast the codes and how they build is totally different then here.

    Carpenter crew here to day. Finished the walls for the office and bathroom.
    Drywall is up and will mud in the morning.

    Tiles were loaded on the roof this morning.

    Met with the GC this morning. Decided that the little office should have a window (2x3) so off to Lowes, called the carpenter and he will be here at 1 to install ..as the dry wallers are finishing up.

    Ya me too, in it for he long haul, been watching this for some time, it's amazing what you have to go through to build this garage. I would give my left %^!@ to build something like that, keep the posts coming it is cool to watch and see the progression. Hope that you go until you actually have it finished and using it for whatever. I have a small shop with a Direct Lift Motorcycle lift and make the best out what I have, I would probably be lost in something like that, HMM! let me have the chance and I'll tell ya.

    Anyways just enjoying the view.

    We finished the dry wall and talked about trimming out the upstairs
    in some areas. The tile will be next and hvac is getting it together for next week.

    The window we put in is just a small window so I could look out
    and let additional light in. I will do just fine.

    We also decided to use motion detectors to turn on the lights at each
    door. We have them all over out house now and we are kinda of spoil.
    Walk in and the lights turn on. Helps at night going to the john.

    door way into the office. It will be a single light glass full length. Found the door on craigslist for $30.

    Stairway to the upstairs. The office will serve several purpose. With the door close the
    fumes from the garage would smell up the place. The office will serve as my clean room
    and it will be air condition.

    Nothing is happening.. because LOWE's dropped the ball.
    Windows won't get here until Sept. I told them they need to make
    it right with a $500 gift certificate.

    Painter is coming on Thurs to give me an est. Concrete now has all the plans and will get a bid out next week.

    Looks like the build is coming out to $100 sq ft. Hate cost over runs.
