Please cross your fingers for me. I'm waiting to hear if the seller accepts the offer we made this morning on a cabin in Blue Ridge, Georgia! It's a 3 bed/2 bath on 1 wooded acre with a nice long driveway... As a Florida resident for 24 years, I'm positively salivating at the chance to keep a couple bikes in one of the most beautiful riding areas in the country! We're giving it about a 50/50 chance of the seller accepting our offer as-is. If he counters, we're willing to go up a couple thousand. This place is just what I've dreamed about for years (minus a giant garage! I'll have to build one.)
Thanks! It's close to town, Lake Blue Ridge, the Aska Adventure Area, the Appalachian Trail, and some of the most awesome paved and dirt roads I've ever ridden. There will be endless exploring to do! We should get an answer by the end of today. If it works out, great. If not, there are a thousand others, and I'm sure we'd find another we'd get excited about!
Prices up here are the lowest they have been in years.... You are right about your offer, so it that one doesn't work out another one will be available soon. Plenty of repos by local banks, Freddie, Fannie and HUD. Like you, we also came from Flatistan. We purchased our house 9 years ago near Helen and moved in permanently 5 years back. I have to commute to ATL a couple times a week and I don't regret a minute of it as once I am back home there is no comparison.... Make sure to build a large enough garage. You will need the room for the bikes, kayaks, bicycles and other toys that you can really use once up here. Good luck.
I hope you find your own little slice of heaven. I bought my first home 3 years ago at the age of 41....amazing feeling. Good luck!!
Gaah! We were outbid! We didn't get it! Kind of strange the sellers got another offer within the very same 48 hours we gave them to respond... hmmmm... Oh well! So the search continues. I'm sure this only means we're gonna find a better deal on a nicer place! The next one might have a killer garage! Thanks for all the kind words!
The right frame of mind. That mindset will help you not overpay for a place as well. To hell with bidding wars, too many properties available to get into that game.
I have an offer out on a place right now. I've learnt not to put my emotions into it so early in the process. Its my 5th offer this year. I tend to give only 1 day to respond, unless your dealing w/ a bank, in which case usually there's a chain of command and an approval process to deal with. Chances are they got your offer, and sent out a request for "best and final". Annoying.
Some websites to help in the home search. Have a it, save yourself thousands. I like searching using zipcodes Local Bank ( United Community): http://property.ucbi.com/ HUD Homes: http://www.hudhomestore.com/<wbr>Home/Index.aspx FDIC: http://www2.fdic.gov/drrore/ USDA: http://www.resales.usda.gov/<wbr>resales/index.jsp Fannie Mae: http://www.homepath.com/ Freddie Mac: http://www.homesteps.com/ Realtor.Com: http://www.realtor.com/<wbr>FindHome/default.asp?mode=Map Zillow: www.zillow.com
I'm buying at the moment too. It feels great and all, but begging banks since last September sucks. Esp keeping the vendor interested proved to be a hand full. Good thing he's a friend. Now enlighten me- why all that "make an offer" voodoo dance on your side of the pond??? What's wrong with putting a sign with a comfy number up? Kinda cool to know beforehand if the shack is in budget, no? Ebay is cool and all but a fake bid on summink you'll pay for till you check out ain't funny. Explain. Chris
i bought a house last year, its a big house, actually its 2 houses, and an apartment in the basement, its amazing, sea view, 1000 square meters of land, next to a forest, near work, nice parking place for the car and tenants cars, and a shed for the bike. whats more, is that its all new inside, the big apartment is like a show house, we didnt know what side to live in, we chose the bigger side so we can get tax free rent! its got a heated driveway too. we actually won the bidding war 3 days after our wedding, and we found out today that we are financially stable enough to get more loan to extend and buy a decent bathroom (the rent from out tenants covers our mortgage and extra)
Well, since last time I posted, I have made two additional trips to Blue Ridge Georgia and started a new job, But, as of this afternoon, we put in another offer on an amazing house and property within walking distance of Lake Blue Ridge. This place is on a very small lot (only 2/3 acre) but it's adjacent to National Forest Service land, and you can walk out the front door onto a network of hiking trails, and lug your kayak down to the lake! Please wish me luck (again). We were outbid last time. I'll have an answer by this time tomorrow...
