you will love those solar tubes.
ive used them renovating an interior bathroom at my parents. that thing is great, lights up the whole room like its walls are nothing but windows.

Sunday afternoon, rainy day in AZ. Hot and off to the mall to keep cool.
Reading up on Feng Shui and putting my energies in the right place. Monday ..morning GC meeting
A few things we are doing and waiting for:
Civil engineers were out to take final height measurement. To make sure we we didn't exceed out 23 roof line height. ( they out here for 30 mins and charged $850 to measure the corners, ceiling and roof line) Insulation bid for fiberglass batts.Plan#: Trade: INSULATION Work Area Product Notes R 30 WITH SCRIM R-30 UNFACED BATT INSULATION WIRED TO DECK R 19 BATTS GABLE WALL R-19 UNFACED BATT INSULATION STRAP IN BATTS R 19 SCRIM ATTIC WALL R-19 UNFACED BATT INSULATION OVER BATTS FSK HD FACING 54" Base Price: $1,329.00 Additional Information: BASE INSTALL: $1329 ADD OPTION: + $115 PLS INITIAL IF SELECTED TAX IF APPLICABLE: 5.82% HVAC contractor on running duct work and heat pump unit ( est this evening $5600 with duct work plus 3 ton unit big enough for expansion ) Re-config the upstair windows (made them 8 inch smaller ) the drywall was going to be too close and the door wouldn't fit. instead of 6'x4 opening it will be 5'4 x4. Small price to pay rather than re-framing. While we were away they re-framed the pony wall to the stairway to 4 feet to keep the kids being able to reach and climb the shorter wall. Black tar water proofing will start Tuesday. Waiting for others to come by .. more later It is amazing how things get backed order. Shower pan is 10 business days Swanstone 54"L x 34"W White Shower Floor Item #: 170866 | Model #: FF03454MD.010 A couple of $100 here and there and we are still not close to being finished. The roofing tiles will be delivered this week and we will have to wait 3 weeks for the tile to settle the house before the tiles are set. Dry wall will not start until the roof is finish. Something about weight load on the room will keep drywall from cracking.

Friday morning.. Inspector Coming
Another inspection. Framing, roofing and electrical .
If we clear today the roofing tiles will be place on the trusses on Monday. The final heavy wires were pulled last night. The garage is getting full with construction stuff. Purchased another two doors off Craigslist yesterday. Heavy solid core doors for the interior. I wanted fire rated doors since they are going to be use in the garage. Water proofing of the lower blocks will be done next week. Waiting stucco and windows. Windows and doors need to be done before the stucco can go on. I think I will be only 5% over budget. Still unknown is the HVAC cost. Buying all things at one time (Lowes or Home Depot) you can get an additional 5-10 % off. (windows,doors,bathroom shower pan etc) as long it is over $2500 they will discount. Everyone loves the view from the guest room casitas. It is a resort setting over looking the Phoenix City valley. Decided on vistors policy: No more than 3 days. Must make your own bed and clean up after yourself. Bed (queen futon, great for bad backs) Will have the microwave and refrig. Can park your bike in the garage and even change your oil if you want. Now I'm waiting for paver's bid and concrete pad bid infront of garage.

Monday morning
Monday scheduling meeting
Framers need to come back out to add some additional lateral bracing for the upper lever trusses. Electrician are coming back to pull the last wire for HVAC. Decided on a full split system to AC in the garage in the future. Signed contracts with dry wall contractor Clean the yard. Picked up debri from the storm over the weekend.(can't have the neighbors pissy) Concrete polishing bids. Painting contractor bids Stucco contractor pissy about sharing scaffords with door installer

Hey Bear I have been following and enjoying your project.....
Some advise I will give you on the polishing of your floors, ask the bidders to quote you a deep cut to expose some aggregate and after you are comfortable with a contractor ask them to do some mock ups , I just did my building and had the guys cut deep into the slab and it really turned out great you really only have one chance to do it right, because after you move in it's just never convenient...... thanks for sharing..... |

Tues .. Morning at the airport
Quick trip to SF. Inspector was out really early. Sticcp supplies has arrived.
We past ..on to the next part. Water proofing on Thurs . Stucco chicken wiring and foarm to start. Found a couple of new residents already. A birds next on top of the trusses.
