To be fair, I haven't read much of Salvadiddlies, and don't have any intention to. They both ride bikes, so in that regard they are alright by me, but that's about it. I don't go in for the gushing hero worship that others apparently enjoy.

I would far rather read a ride report on this forum, especially by one of the cool riding dudes I know. I'm interested in those writings. They are invariably fargin brilliant, and a collection of them would make a bloody good book in my opinion. I'd pay money for that.

Failing that, I'll just listen to such musings down the pub. Especially the MN1K bonus adventures, which are rivetting.

Of course I'm on to something, having had direct experience with riding one around for a while.

Not only that, they are very robust.

That is where I demonstrate their robustness.

That reminds me, I need to order a couple of parts.

I'm having a cup of tea and a digestive biscuit.

I'm actually in quite a good mood now, after a morning of destroying perfectly good pieces of metal in the shoppe. Very relaxing.

Dave,
The main thing the board is trying to avoid is any special assessments in the future and ensuring the salability of homes in the future. The first question I get asked from realtors or prospective buyers is about the health of the Reserve fund. If the fund is inadequate, when the roofs, siding, asphalt and concrete need to be replaced there will not be enough money to cover the expenses and a special assessment would be necessary. The board is planning ahead and trying to avoid this situation. Insurance expense went up and beyond that the majority of the increase is all going to the Reserve Account. The board has also initiated an updated Reserve Study as is required by the state of Minnesota and that will show if the Association is on track to handle the larger expenses in the future. Please understand these increase are not easy decisions for the board as they are homeowners as well and have to share the same financial responsibilities as everyone else. If you have further questions feel free to let me know. I hope this helps.

Side Note: I manage 11 properties in the Twin Cities Metro and Parkland’s $190 per month would be the third cheapest of the 11 Associations I manage. I have some that are over $320 and a majority are in the $200-$215 range per month.
Just the usual B.S. the association fees started out at $105 a month 10 years ago.

I don't know the ins and outs of how associations work for things like that, but in general I feel like I prefer my current arrangement, where I just deal with all the shit myself (either by doing the work or choosing to farm it out), rather than having some oppressive management overlord watching my every step and taking my hard earned dosh.

A quick check of inflation data from 2001-2011 shows that the value of $105 is ~$135 today. That's obviously the CPI data, not specific to the construction costs more likely incurred by an HOA, but it is close.

An underfunded reserve is certainly a problem. I'd be more curious how that reserve is invested and whether somebody did something stupid. Demand full records.

This sounds legit, although I've never lived in that sort of arrangement. But people I know talk of paying in the $300-400 range. $190 sounds like it wouldn't cover much more than just lawn care & snow removal.

Yeah, I dunno if he's talking condo (apartment style) or townhouse. Townhouse style comprehensive HOA that covers roof, exterior, windows, and subsequent insurance on top of lawn care and snow removal will be fairly expensive.

Reading the response, it sounds like they are trying to prop up resale values by bumping up the reserve amount. Great if you're trying to sell, less so if you're planning to stay. Plenty of people in the Mpls market got burned by underfunded associations when the condo market was overbuilt in the 00's and developers weren't putting in the monthly fee for unsold units. That left the reserve very underfunded and required hefty assessments or fee increases in later years to dig out of that hole. That's why prospective buyers are gun-shy about it.
